Karaağaç noted that London property prices typically start at £250,000, with investors able to finance 70–80% via mortgage after a 20–30% down payment. She highlighted the HMO model, which, under the government-backed guaranteed rent scheme, offers stable returns for investors. Rental yields range from 10% to 13.7%, and payments continue even if the property remains vacant.
In Dubai, tax incentives, robust regulations, and high living standards stand out. Flexible payment plans are available for Dubai projects, with rent payments made upfront or via check, and short-term rentals are possible year-round.
