Proximate Investment Highlights London and Dubai Real Estate Opportunities

Selma Karaağaç, Co-Founder of Proximate Investment, shared insights into the company’s real estate investment models in London and Dubai. She emphasized the company’s approach in providing foreign investors with access to mortgages, diverse rental schemes, and management-supported systems that enhance investment potential.

In the United Kingdom, Proximate Investment operates as an authorized agent for major developers, offering both luxury and mid-market properties, particularly in Zone 1. A key advantage for investors is the ability to obtain a mortgage from UK banks without a residency requirement.

Karaağaç noted that London property prices typically start at £250,000, with investors able to finance 70–80% via mortgage after a 20–30% down payment. She highlighted the HMO model, which, under the government-backed guaranteed rent scheme, offers stable returns for investors. Rental yields range from 10% to 13.7%, and payments continue even if the property remains vacant.

In Dubai, tax incentives, robust regulations, and high living standards stand out. Flexible payment plans are available for Dubai projects, with rent payments made upfront or via check, and short-term rentals are possible year-round. Karaağaç also pointed out that Sobha Realty’s SeaHaven, Hartland 2, and Siniya Island projects have attracted significant investor interest.
